The Project consisted of Providing a Diaphragm wall between the Boundary of Wafi Mall property of MKM Holdings and the Main Road where the Dubai Metro was passing.
RTA has a policy of protecting their own as well as owners property.Wafi had at that time a huge portion of vacant land adjacent to their boundary where a multistorey Residential complex was planned including the expansion of the mall horizontally perhaps the 7th phase.However in view of the Dubai Metro’s line running alongside this was out of the question,that is digging the foundations and basement etc and RTA would never give a NOC.
MKM Holdings therefore invested around 20 Million AED to construct a Diaphragm wall constructed in around 6 months including design, tender , approvals and Construction
RTA therefore urged MKM to invest in a Diaphragm wall so that the Contruction activities on MKM side would not have any vibration as also the Dubai Metro running would not result in earth collapses or foundation exposures.
The problems were compounded by a 300 mtr long old boundary across various utility lines including Telephone , Electricity , Septic Tanks , Drainage lines running across and which had to be identified, isolated / diverted. This seemed like an impossible task at first ,but taking up the utilities with various departments revealed most of them were dead lines that had been cut off since years or could be diverted.This was done by co-ordinating with both external and internal department heads and clearing the area for the diaphragm wall excavation to begin and allowing the foundation Contractor to mobilise.
The actual construction finished in 60 days and after all the mandatory statutory test and instrumentation in place for future monitoring of diaphragm wall sinking ,bending , warping ,the areas were levelled off .
It is now heartening when I pass by though I no longer work with MKM anymore to see the piling in progress for a high rise structure coming up and work in Progress.
This Diaphragm wall construction allowed the present Hotel Buildings and Mall building to be constructed near the Metro running close by
